Sing Developments & Wee-Hur are developing a brand new condominium project on the Fernvale Road. They bought a new residential plot under the Government Sales Program. This condo site falls in the Sengkang region. It comes with a 99-year lease and is spread across an area of approximately 17,196 square meters. The 1.7 ha site is estimated to produce a good 605 condo units for the buyers looking for property on Fernvale land. The winning bid for the residential plot was placed jointly by Sing Development & Wee Hur Development. The entire process was actually full of surprises, starting with the number of developers who showed up to bid for the project. As many as 14 renowned developers submitted bids for this project. The expected number was less than 10. Analysts had also anticipated a maximum bid of S$272 million, but the actual bid went a good S$15 million above that figure to a whopping S$287.1. However, the most exciting part of the whole bidding process was how close the bids were to each other. Allgreen Properties had bid S$286.9 million, which was only 0.07% below the winning bid. In fact, this was the closest margin ever for any of the land parcels sold under the Government Sales Program. The response to the tender for the land parcel can be attributed to the success of the nearby condominium project, High Park Residences. At the time the tender for this new Fernvale land parcel was announced, High Park Residences had already sold out 98% of the total units they had on offer. The project sold out pretty quickly and that has instilled a confidence in the developers. They have a firm belief that the buyers will show a similar kind of enthusiasm towards this new Fernvale project, and that is the reason they did not worry about bidding high. Another factor contributing to the positive response to this land sale is that the real estate market is slowly improving. By the time the developers complete this project, the real estate market will be in a far better shape than it is today.

About the Developer

The “Fernvale” Condominium is being developed by two of the biggest developers in Singapore – Sing Developments & Wee-Hur.

Sing Developments was established in 1979, with its headquarters situated in Singapore. It is a subsidiary of the larger, Sing Holdings Limited. Apart from property development, the mother company also deals in market investment. Sing Holdings Limited was established in 1964, and is listed on the Singapore Exchange. It has experience with all kinds of real estate properties including residential, commercial, and industrial projects. They are the developers behind many well-known Singaporean projects such as The Laurels in Cairnhill, Robin Residences, BizTech Centre on Aljunied Road, and many more.
